commercial mortgage for non-resident

I have applied for a PR and currently living in Toronto with a temporary resident visa.
Me and two Israeli investor are in the market for apartment building.
Does anyone here have experience with commercial mortgage for non-resident?
We do have the 35% down payment.
Should I go directly to the bank or should I work with a mortgage broker?

For residential I know I get a mortgage with 35%.
