Here are some guides lines needed for the qualifications of a Foreign National :
First the foreigners MUST earn their income over sea and not from the USA.
Second the client ( foreigner ) must MUST demonstrated that he or she does not live here in the US and that she or she are really foreigner that never ever filed a US taxes returns or does not have a permanent visa .. and have a proof of residence oversea…
( electric water or Phone and or bill from residence)
With this In mind.
For a Purchase a S.F.R ( a single family residence) 30% down .. Minimum Loan MUST be $ 200,000and so the purchase price must be at least $ 285,000 or more
For a condo 40% down so Minimum P Price must be around $ 335,000
For condo Hotel 30 to 40 % down ( case by case ONLY ) minimum Loan amount must be $ 300,000 so will be P /Price $ 500,000 or more
For commercial or Multi units.. NO limit no max!!!! the building will qualify and not the client
In all cases down payments MUST be in the US or in a bank in the name of the client of a company control by the client
The reserve often 12 months of payments with taxes can be in any bank in the world and any loan over One millions will require a bigger reserve around or about a yearly of salary stated On HIS or her CPA letter..
I suggest to avoid any confusion since each loan and each client is so different let us pre qual for You all Your clients Foreigners Or Not
That is Our part so YOU will know if the client is or not able to buy the house or property that YOU want them to buy’

when ready the client will get from us the” blank documents” needed ( CPA letter, employment or reference letter, ) you may request these documents in any languages that your client wish to have them ..
if the client does not have a bank account in the USA he or she must be here at least Once so we can assist to open the bank account It’s a must to be here One time to open it !!
since all the money:
down payment and other MUST be wired to their own US bank account Not to the title Not to the lawyer Not to the real estate broker
to THEIR US Account
and Yes .. clients can take title under a LLC or corp for shell purpose ONLY
no problems ( If needed ) we can with Our legal and lawyer help them to open an LLc with all the right papers and documentations ready to be used for the loan
for the final closing.
all documents can be emailed to the clients but she or he must go to a US consulate or embassy to sign the final deed and notarized it there it take 2 more weeks for the closing but can be done and signed anywhere in the world.
